LDA CITY LAHORE BOOKING DETAILS

LDA City Housing Scheme is spread over an area of 60,000 Kanal and connects the society with Ferozepur Road, Defense Road, Jia Bhagga Road, and Khana Kacha Road. The location of LDA City seems to be easily accessible from all sides of the city. Gajju Matta Metro Station is at a small distance from the society and the speedo bus can easily be accessible from the Canal Stop. Recently, the Chief Minister of Punjab said 4000 apartments will be built at LDA City for the middle class and salaried persons in the 1st phase. The estimated cost of a 650 sq. ft. apartment will be around 2.5 million rupees and PC-1 of this project will be approved by the end of December. Moreover, Minister for Housing and Urban Development said that the groundbreaking of 35,000 new housing units will be performed by Prime Minister Imran Khan on 25th December while he was speaking to the Lahore Chamber of Commerce & Industry.

 

Phase 1

As LDA City Lahore covers a large area of land so it has introduced two different phases, all the residential files in Phase 1 are already been sold and remaining files balloting will be held on 18th April 2020. This phase is further subdivided into different sectors to facilitate the residents with uniqueness. Prices for both phases will be the same as they offer the same features and the plot cuttings are also the same as well. So it is a good option for some investment as well.

Phase 2

Phase 2 is also located within the same boundary of LDA City. Same as Phase 1, Phase 2 is also sub-divided into different sectors and plots here are being sold on balloting bases as well. Having the same features Phase 2 also provides plots of 5 Marla, 10 Marla, 1 Kanal, and 2 Kanal.

Price analysis for LDA City during 2020

According to ZAMEEN.COM’S price index, between the period of December 31, 2018 and December 31, 2020, property prices in Lahore underwent a meagre surge of 4.89%. However, if we compare this figure with the prices of LDA City files in the same period, it can be concluded that the recorded prices were at their lowest level during December 2018 – with a 5-marla plot file available for less than Rs1.3 million during the said time period. Furthermore, the prices underwent an increase in January 2019, reaching to a new high of Rs1.6 million. This price hike was reported following the Supreme Court’s disposal of the LDA City case.

The prices, throughout the year, bore a gradual appreciation, but witnessed another quick surge following the first ballot held on November 30, 2019. At that time, the prices were reported to be Rs1.8 million; they reached to Rs2.2 million in December 2019, and rose up to Rs2.6 million in January this year.

Between December 2018 and December 2020 the price appreciation was reported to reach the spectacular number of 69%. Even if someone bought the file right after the Supreme Court’s decision, by January 2020, he benefited from a price surge of 50% - which is a phenomenal increase.

Moreover, after the ballot event that was held between November and December 2019, it was noted that the price appreciation rose to more than 20%. This turned out to be most beneficial for people who had bought LDA City files in 2014 for Rs900, 000. They tend to have experienced a price appreciation of more than 166% over time (provided they sell their files immediately).
